Pricing your home correctly is the single-most important factor in selling real estate. You have the choice of pricing your home where it sits on the market with little chance of selling, or your can price your home to sell.
The selling price of a home is not determined by the owner, an appraiser or by a real estate agent. Only buyers determine the value of your home.
Buyers determine value by comparison shopping. They compare your home to homes that have recently sold and homes that are currently on the market. If you price your home too high for the market, you’ll receive little or no interest from buyers. Price it too low and you’ll be drawing real estate investors and possibly be losing money on the sale of your home.
By comparing what buyers are actually paying for similar homes and what homes buyers are rejecting, you’ll be confident that you are getting the highest dollar value for your home in a time-frame that suits your selling needs.
